Common Questions About Finding a Contractor

These are the questions homeowners ask most often before engaging their first contractor. Read through — they’ll save you from the most common mistakes.

Because named recommendations on a public page create a conflict of interest — contractors pay for placement, and the "recommended" contractor stops being independently assessed. Our model is different: we educate you first, then match you to a suitable contractor based on your actual needs via a private enquiry. This way the recommendation is contextual, not commercial.

At minimum three — but only if all three are quoting on the same scope. The biggest mistake homeowners make is comparing quotes that look similar but specify different materials, hardware grades, or include/exclude different things. Always ask for an itemised breakdown and ensure you're comparing like for like. Our contractor guides explain exactly what to check in each trade.

No. A verbal agreement or WhatsApp exchange is not a sufficient basis for a renovation contract in Singapore. At minimum, you need a signed document that specifies the materials, specifications, timeline, payment schedule, and warranty terms. Without this, disputes are very difficult to resolve — even through CASE or the Small Claims Tribunal.

Industry standard in Singapore is 10–30% upon signing, with progress payments tied to project milestones. Deposits above 50% upfront are a red flag — this is a common pattern in renovation scam cases reported to CASE. Never pay in full before work begins, and structure payments so that a meaningful amount is withheld until satisfactory completion.

For a straightforward renovation with clear specifications (e.g. replace kitchen cabinets, lay new flooring), a direct contractor engagement is usually sufficient and more cost-effective. An interior designer adds value when you need help with space planning, material selection, or coordinating multiple trades across a full-home renovation. IDs typically charge a design fee plus a markup on contractor costs — understand this before engaging one.

A cabinet-only kitchen renovation (no hacking, no tiling) typically takes 1–2 days for installation, plus 3–6 weeks fabrication lead time from deposit to installation. Full kitchen renovations involving hacking, tiling, electrical, and cabinet works typically take 2–4 weeks of active site work. The fabrication lead time is the longest variable — confirm this with your contractor at the quote stage.
